BOARD OF ZONING APPEALS NOTICE OF PUBLIC HEARING

 

The Coventry Township Board of Zoning Appeals (BZA) will hold a public hearing on Tuesday, March 10, 2026, at 6:00 PM at Coventry Township Community Center, 335 E Willowview Drive, Akron, Ohio 44319, to consider the following requests:

 

2025-16: Martha Nelson, 206 Polonia Avenue, Coventry Township, Ohio.  TABLED

The applicant is requesting two variances: one side-yard setback variance and one parcel combination variance.  The proposal is for a new side-yard facing residential deck.  This property is located in a R-3 Residence District at 206 Polonia Avenue, Coventry Township, Ohio 44319, Parcel Numbers 1903826 and 1903827, and are lots of record.  The side-yard setback variance on the west side is for four feet or 50.00% of the required eight feet (Section (§) 8.03.C).  Zoning Resolution § 3.04 requires combination of parcels into one legal description; the applicant requests to not combine her parcels.

 

2026-04: Craig Johnson, 3774 Bay Path, Coventry Township, Ohio

The applicant requests a variance for the construction of a new residential addition; the request is for a side yard variance.  The side yard variance is for 3.7 feet which is 11.3 feet or 75.3% less than the minimum requirement of 15 feet (§ 6.03.D.).  This property is located in a R-1 Residence district at 3774 Bay Path, Coventry Township, Ohio, 44319 Parcel Number 1902806, which is a lot of record. 



 


2026-05: Doug and Pat Hull, 3381 Waterside Drive, Coventry Township, Ohio

The applicants request a variance for the construction of a new residential deck; the request is for a front yard variance.  The front yard variance is for 12.6 feet which is 11.65 feet or 51.9% less than the minimum requirement of 24.25 feet (§ 7.03.B.).  This property is located in a R-2 Residence district at 3381 Waterside Drive, Coventry Township, Ohio, 44319, Parcel Number 1905702, which is a lot of record.
